Rental terms

Please note: this is a plain-English summary of our German rental terms. In case of any difference, the German version at Mietbedingungen is the binding one.
1. How the contract is formed
The rental contract comes into effect with our written booking confirmation by e-mail. The landlord is Björn Rohde, Lothringer Str. 24, 16928 Pritzwalk, Germany. The rental object is Ferienhaus Kobe (65.1 m², up to 6 people, one dog by prior arrangement) for the arrival and departure dates stated.
2. Payment
For bookings made more than 30 days before arrival:
- 30% deposit within 7 days of the booking confirmation
- 70% balance no later than 30 days before arrival
For bookings made less than 30 days before arrival, the full amount is due immediately with the booking confirmation. Payment is by bank transfer to the account stated on the invoice. If you book through Booking.com, Airbnb, Traum-Ferienwohnungen or HomeToGo, that platform's payment terms apply in addition.
3. Cancellation by the guest
- until 14 days before arrival: free of charge, full refund
- 13 to 7 days before arrival: 50% of the rental price
- from 6 days before arrival, or no-show: 90% of the rental price
We will try to re-let the period; if we succeed, the fee is reduced accordingly. You are free to show that no loss, or a substantially smaller loss, was incurred. We recommend travel cancellation insurance. Bookings made through a platform are additionally subject to that platform's cancellation terms, which you accept at the time of booking.
4. Number of guests and dogs
Maximum 6 people (four adults and two children; the upper bunk is not suitable for children under 6 under DIN EN 747-1). Dogs by prior arrangement only, one dog per stay, €10 per night. The dog is not allowed on furniture or beds. The garden is enclosed all round behind an electric gate, so a dog can run free.
5. Arrival and departure
Arrival from 15:00 — self check-in via a key safe; you receive the code by e-mail 24 hours before arrival. Departure by 10:00.
6. House rules
The house rules form part of the contract and are available in the house. They cover quiet hours, waste separation, heating and air conditioning, and the use of equipment. Smoking is not permitted anywhere in the house, including the terrace. Events and parties are not allowed.
7. Security deposit
No security deposit is charged. Damage beyond normal wear and tear is invoiced separately. For platform bookings we reserve the right to use that platform's damage protection programme.
8. Damage, defects, liability
Please report damage or defects immediately so that we can put things right during your stay. We are liable without limitation for intent and gross negligence. For ordinary negligence, liability is limited to the foreseeable damage typical of this type of contract where a material contractual obligation has been breached. Liability for injury to life, body or health and under the German Product Liability Act is unaffected.
9. What is included, what is extra
Electricity, water, heating, Wi-Fi, bed linen, towels and the final cleaning are included in the rental price. There is no separate cleaning fee. The price covers two people; each additional person aged 13 or over is €20 per night, children up to 12 stay free.
Payable locally in addition: the tourist tax of the town of Krakow am See, €1.50 per person and day of stay for guests aged 18 and over (Kurabgabensatzung der Stadt Krakow am See, in force from 9 April 2026). Days of stay are counted as calendar days: a week with 7 nights makes 8 days of stay. With the guest card you get free entry to the lido and reductions at local facilities.
All prices include German VAT at the reduced rate of 7% (§ 12 (2) no. 11 UStG).
10. Registration requirement
Guests without a residence in Germany are required by law to complete and sign a registration form on the day of arrival (§§ 29, 30 Bundesmeldegesetz). For the tourist tax, names and stay dates are passed to the town of Krakow am See and its tourist information office.
11. Right of withdrawal
For accommodation contracts with a fixed date there is no right of withdrawal under § 312g (2) no. 9 of the German Civil Code.

13. Governing language and law
German law applies. This English text is a convenience translation; the German Mietbedingungen are the legally binding version and prevail in the event of any discrepancy. Should any provision be invalid, the remainder stays in force.
